Top News from the National Association of Realtors

Maruyama Realty, LLC, would like to share top news from the National Association of Realtors:

This week, the NATIONAL ASSOCIATION OF REALTORS® released the Existing Home Sales report for December. We saw a rising surge from September through November, as buyers rushed to complete sales before the original November deadline for the tax credit. Existing home sales fell as expected in December. However, something we didn’t expect to see — prices rose from December 2008 and annual sales improved in 2009.

Existing home sales, including single-family, town homes, condominiums and co-ops, fell 16.7 percent to a seasonally adjusted annual rate of 5.45 million units in December from 6.54 million in November, but remain 15 percent above the 4.74 million-unit level in December 2008.

And, as this is the last existing home sales report of 2009, we can tell you that for all of last year, there were 5,156,000 existing-home sales, which was 4.9 percent higher than the 4,913,000 transactions recorded in 2008 and that’s the first annual sales gain since 2005.

In other news this week, President Obama went to Capitol Hill to continue a Washington tradition - delivering his State of the Union address. In a difficult political and economic climate, the President focused on the needs of the middle class - quality education, affordable college tuition, responsible retirement planning, quality health care – and most important of all – protecting a family’s biggest investment - their home.

The President spent much of his address discussing ideas for generating more jobs, keeping the lines of credit open for more Americans and continuing the process of economic recovery - all crucial areas of interest for the American homeowner.

EPA REQUIREMENTS ALERT! RENOVATIONS, REPAIRS, PAINT

MARUYAMA REALTY LLC would like to share URGENT ALERT from the National Association of Real Property Managers (NARPM):

EPA REQUIREMENTS FOR RENOVATION, REPAIR & PAINTING

Common renovation activities can create hazardous situations by disturbing lead-based paint. To protect against the associated risks, the EPA issued a rule requiring the use of prescribed lead-safe work practices and strict recordkeeping procedures aimed at preventing lead poisoning. Under the rule, beginning in April 2010, firms must be certified and must have one or more Certified Renovators assigned to jobs that disturb lead-based paint in pre-1978 housing and child occupied facilities. Under the new regulations, the EPA is authorized to impose fines for non-compliance of up to $37,500 per violation per day. For more information, visit www.epa.gov.

Now you can use your cell phones to donate to the relief effort in Haiti!

It works nationally and with all carriers, and the money will go directly to The Salvation Army’s World Service Office.

Hawaii Firms get Federal Stimulus Contracts

Three Hawaii companies have been awarded federal stimulus contracts by the Army Corps of Engineers for repair and renovation work at two Oahu Army installations.

Wahiawa-based Niking Corp. was awarded the largest of the three contracts, $2.7 million to replace the water treatment plant generator at Schofield Barracks, the Army Corps of Engineers announced in a news release.

Alutiiq-Mele, based in Honolulu, was awarded a $1.5 million contract to replace a roof and install two photovoltaic systems on Aliamanu Military Reservation buildings.

And Honolulu-based StarCom Builders was awarded a $528,994 contract to repair exterior drainage at a Schofield Barracks building.

A fourth contract awarded by the local Corps of Engineers was awarded to C.W. Crosser Construction of Anaheim, Calif. The $5.7 million contract is for renovation work on hangar buildings and to replace cooling equipment at Hickam Air Force Base.

Honolulu Home Prices Among Most Stable in US

Honolulu home prices are among the most stable in the U.S., with sellers only rarely having to cut their asking prices, according to a new survey.

Honolulu ranks 47th out of the nation’s 50 largest metro areas for the percentage of homes on the market seeing at least one price reduction.

According todata from Trulia.com, a real estate listing Web site, 16 percent of Honolulu listings have taken a price cut during the past 12 months. The average reduction in asking price was 9 percent, totalling about $21 million for the market.
